Dormers on Long Island

Long Island has no shortage of Cape Cods and story and a half houses with second floors that are tight under sloped ceilings. A dormer lifts part of that slope so the rooms upstairs get full height walls, bigger windows, and space for another bedroom or a bath.
Shed dormers add the most room. Gable dormers add character and light. Either way, the details decide whether it looks right from the street: the trim, the siding, the window sizes, and how the dormer lines up with the rest of the house.
Dormers change the structure of the house, so they go through the building department. We handle all permits and plans.

- Shed dormer or gable dormer?
- A shed dormer adds the most usable space and is the usual choice for adding a bedroom or a bath. A gable dormer adds light and character with less space. Plenty of houses use both. We will look at yours and talk it through.
- Do I need a permit for a dormer?
- Yes. A dormer changes the structure of the house, so it goes through the town or village building department. We handle all permits and plans.
- Can a dormer make room for a bathroom upstairs?
- Often, yes. The headroom a dormer adds is what makes a bath possible on a lot of second floors.
