Nassau County is the western part of suburban Long Island, between Queens and Suffolk. It is made up of the towns of Hempstead, North Hempstead, and Oyster Bay, the cities of Glen Cove and Long Beach, and a long list of incorporated villages, each with its own rules.
Most of the county was built out in the years after the Second World War, so the typical house is a cape, a ranch, a split level, a high ranch, or a colonial on a modest lot. Older homes cluster in the villages and along the harbors, and the North Shore has larger houses on bigger lots.
On a modest lot, the way to more space is usually up: a dormer, or a full second story over a ranch. Inside, the common work is opening a closed kitchen, adding or rebuilding a bath, and finishing a basement. Permits go through the town, the city, or the village that has the house, and we handle all permits and plans.
